Right Here on Our Doorstep

This one's local. The condo sits right on Hollywood Beach, about ten minutes from our main office, and the owners reached out because they'd been living with the unit for a while and just got tired of managing everything manually. The lighting was all standard switches. The shades were manual. The audio situation was a Bluetooth speaker on the kitchen counter. For a condo with floor-to-ceiling ocean views, the technology wasn't doing any of the heavy lifting it should have been doing.

They asked us to fix that, and we were happy to. This is our neighborhood.

Starting With Light Control

Oceanfront condos are gorgeous, but they come with a problem most people don't think about until they're living in one: the sun is relentless. Morning glare off the water. Afternoon heat through the west-facing glass. And if you've got nice furniture or art, UV exposure is quietly doing damage every single day.

We installed motorized shades throughout the unit, all tied into the Crestron system so they coordinate with the lighting scenes automatically. The shades adjust based on the time of day and sun position, and the indoor lighting compensates accordingly. The owners don't have to walk around closing blinds in the afternoon or opening them in the morning. The condo handles it.

That alone changed how the space feels on a daily basis.

The Living and Dining Spaces

The living room and dining area are the heart of this condo, and they're both completely open to the ocean view. We set up multiple Crestron lighting scenes for each space: a bright, wide-open scene for daytime, a softer setting for evening dinners, and a low ambient mode for late nights. Distributed audio runs across both rooms so the music doesn't cut out when you walk from one to the other, and the volume levels are calibrated so you're not blasting the dining table when you just want background music in the living room.

Small details like that make a big difference when you actually live with the system every day. We always spend time getting the zone levels right, because that's the kind of thing people notice when it's wrong and take for granted when it's done properly.

Kitchen and Bathrooms

The kitchen got Crestron lighting that balances task light and ambient light depending on what's happening. Cooking mode is bright and focused. Evening mode drops to a warm glow. Audio is tied into the same zone as the living and dining areas, so the sound follows you naturally through the open floor plan.

The bathrooms each have their own lighting scenes, which is something a lot of condo projects skip. We think that's a mistake. A good bathroom lighting scene in the morning versus the evening makes a real difference in how the space feels, and it takes very little additional effort during the design phase to get it right.

What's in the Rack

We built a clean AV rack that houses the Crestron automation processor, video distribution, audio routing, and the Cisco networking backbone. Ruckus wireless covers the full unit with enterprise-grade Wi-Fi, so the owners can stream, work from home, and run every smart device simultaneously without any of the buffering or dropout issues you see in condos that rely on the building's standard internet setup.

The Crestron interface ties everything together. One clean control point for lighting, shades, audio, video, and climate. No five different apps. No hunting for remotes. Just the home, responding.

Why This Project Matters to Us

We're based in Hollywood. Our main office is on Hollywood Boulevard. So when a project comes in from the neighborhood, it's personal. We drive past this building regularly. We know the light conditions. We know the building infrastructure. And we know what these condos need to actually perform at the level their owners expect.

This project is a straightforward example of what a well-planned condo integration looks like when the basics are done right. No flashy gimmicks. Just lighting, shades, audio, video, climate, and networking, all working together under one system. The owners went from a condo that happened to have a great view to a smart home that knows how to take advantage of it.
